Punch lists and the work we take on

What is a punch list?
It's the running set of small repairs a house builds up over time, the kind that never justify calling a separate contractor for each one. We take the whole list in one visit where the scope allows, from drywall patching to a door that sags. There's more on the Punch List & Honey-Do Repairs in Brigham City page.
What is a honey-do list?

Same idea from the homeowner's side: the jobs that pile up on the fridge until someone finally handles them. Send us the list and we work through it in a single trip where the scope allows.

Can I hand you a whole punch list?

That's the work we like most. Honey-do lists and inspection punch lists get stacked into one visit instead of spread over several trips.

Can you handle the repairs from a home inspection report?

Yes. Punch list and inspection report repairs are part of the core work. Send the items from the report and we'll say which ones we take and which need another trade.

What services do you offer?
Punch list and honey-do repairs come first, alongside commercial property maintenance. After that it's finish carpentry and trim, drywall repair with paint touch-up, and repairs to doors, cabinets, flooring, fences, gates and wood rot. The full range is on Handyman Services in Brigham City, UT.
Do you work on commercial properties?
Yes. Commercial property maintenance for property managers and building owners is one of the two lines most of the work comes from. See Commercial Property Maintenance in Brigham City.
Do you install stairs?
Yes. Tyler has installed over 50 flights of stairs in his career, in hardwood, laminate and LVP, and stair work shows up in a lot of the Google reviews. It's covered under Finish Carpentry & Woodworking in Brigham City.
What work don't you take on?

Any plumbing and electrical require special licensing in the state of Utah. Even something as simple as swapping a light switch should be done by an electrician as part of Utah's licensing rules. We also do not do any deck repairs. Those almost always become a larger project than we take on.

Estimates and pricing

Do you charge for an estimate?

No. Estimates are free. Tell us what the list looks like and we'll price it before anything is booked.

How do I request an estimate?
Describe the work, add a few photos of anything you're unsure about and say which town the home is in, then send it through the Free Handyman Estimate in Brigham City, UT form or call (801) 390-3346. That's normally enough for an honest ballpark. Where a description isn't enough, we ask for more photos or set a time to look at the job.
Is there a minimum charge?

Yes. Jobs under two hours carry a minimum, so most people stack a few items into one visit. We don't publish a set figure; the exact amount gets confirmed with you before anything is booked.

Will I get a written estimate?

Simple jobs can get a ballpark over the phone. For anything bigger, or anything a description can't settle, you get a written estimate you can read and accept in your own time. Nothing goes on the schedule until you accept it.

Do you offer discounts or promotions?

There's no promotion running right now. Free estimates are the standing offer.

Licensing and insurance

Are you licensed in Utah?

Yes. License No: 13021266-5501 (held by Precision Cut Construction LLC). To The T Handyman Services is the trading name of Precision Cut Construction LLC, owned by Tyler Smith, and the licence can be looked up on Utah DOPL's public licence search.

Does a handyman need a license in Utah?
Not for every job. Utah lets small jobs run under a handyman exemption, with a filed affirmation needed above a lower dollar threshold and a licensed contractor needed past the exemption's ceiling, on permitted work, or on licensed trades. Tyler holds a full general contractor licence, so a list that turns into something bigger doesn't have to change hands. The figures are laid out in Handyman or Licensed Contractor in Utah?
Are you insured?

Yes. The business carries liability insurance.

What if something isn't right after the job?

Call (801) 390-3346 and describe what you're seeing. There are no written warranty terms published on this site, so if coverage after the job matters to you, ask about it when you accept the estimate.
