Local knowledge

Why Ogden houses build up a punch list

Ogden began as Fort Buenaventura, set up by the trapper Miles Goodyear in 1846 about a mile west of today's downtown, and it was the first permanent settlement by people of European descent in what is now Utah. The city grew into a railway hub after the transcontinental railroad was joined at Promontory Summit in 1869, and for much of its history it was Utah's second-largest city, which is why it still has so many historic buildings.

On a repair list, that age shows. Houses that have stood for decades bring doors that have dropped out of square, trim that has been caulked and painted so many times it no longer sits flat, and wall cracks that open along the same seam twice. We take those in one visit, along with cabinet and flooring installation, finish carpentry, rot repair, furniture assembly and mirror hanging.

Three things we turn down in Ogden whatever else is on the list: electrical, plumbing, and anything involving a deck. We flag them when you send the list, before anyone is standing in the room.

More about our work in Ogden

Ogden is the largest city on our map. The 2020 census counted 87,321 residents and 33,962 housing units, against 52,778 residents in Logan, the next largest town we serve. Several small jobs in one part of the city make better use of a visit than one job with the drive attached, so we group Ogden work where the calendar allows.

We also take commercial property maintenance in Ogden. A property manager's list looks a lot like a homeowner's honey-do list at building scale: small repairs somebody needs closed out cleanly.

Common home repair problems in Ogden, UT

  • Plaster and drywall in the same house. Older homes can have both, and they do not patch the same way; treating plaster like drywall is a common reason a repair shows. We check which one we are working on before quoting.
  • Doors and windows that stick in one season and not another. Summers here are hot and fairly dry and the Pacific storm season runs from about October through May, so wood takes on and gives up moisture through the year.
  • Snow at the eaves and thresholds. Snow usually first falls in late October or early November and the last comes sometime in April, which gives meltwater months to find a gap at fascia, sills and door thresholds.
  • Worn stair treads and loose balusters. Stairs in older houses carry decades of traffic, treads wear through their finish and balusters work loose at the joints.
  • Separated trim under old paint. Joints open behind layers of paint and caulk, and a lasting fix starts by getting back to a joint that closes properly.

About the area

About Ogden, UT

Ogden sits at the foot of the Wasatch Mountains, with Mount Ogden to the east and Ben Lomond to the north. Elevations in the city run from about 4,300 to 5,000 feet, and the Ogden and Weber rivers flow through town and meet just west of the city limits.

The streets follow a wide numbered grid. In the center, the blocks from Union Station along 25th Street cross avenues named for U.S. presidents, including Lincoln, Grant, Washington, Adams, Jefferson and Madison. Historic 25th Street, the Eccles Avenue Historic District and the Jefferson Avenue Historic District are among the city's sites of interest, and Washington Boulevard, which carries US 89, is Ogden's main street.

Weber State University is here, and the Internal Revenue Service's regional facility is the city's largest employer. In 2024 the National Park Service named Ogden a World War II Heritage City.

More about Ogden

In 1847 Captain James Brown bought the land that now makes up Weber County, and the settlement was called Brownsville for a time. It was later renamed for Peter Skene Ogden, a Hudson's Bay Company brigade leader who had trapped in the Weber Valley a generation earlier.

While Tyler was looking at my house he was professional, honest and upfront. During his initial consultation he quickly fixed my doorbell. Since then I gave him the key to my house and he worked on several of my projects that consist of Garage opener maintenance, installation of a new door, install of door locks and various items that I could not tackle.

Tyler is a great handyman. I had some trouble with my dishwasher not sitting right, which led to lots of trouble while loading/unloading it. He came in and within a few minutes knew what the problem was and exactly how to fix it. He's a very trustworthy and kind guy. I'd trust him to work at my house while I was away if I had a bigger project. 5 stars!

Tyler fixed the lock on my front door. He fixed the reclining gear on my couch. He changed out my dryer and was able to quickly identify and solve the electrical head not matching. Willing to trust that he could solve most any challenge encountered or quickly identify a solve in a home. Also, have confidence with his abilities as well as with vehicles.

Tyler has done a couple of different things for me. He is professional and does research to make certain he knows exactly what needs to be done to do the job correctly. I am finally confident that after four years and two prior repairs that my skylights will no longer leak. Plus he said if they do he will come back and fix them.

Tyler replaced a rotten wood bearing column on our front porch. He did a good job and was willing to explain what he was doing during and before the process. I appreciate the extra care he took in making sure the porch was level and the new post was secure. He did a really great job for us!

FAQs

Handyman services in Ogden: frequently asked questions

Do you work on older homes in Ogden?

Yes. Out-of-square doors, cracked walls, separated trim and worn stair treads are the kind of items a punch list visit is built for.

Do you handle commercial property maintenance in Ogden?

Yes. Commercial property maintenance is one of our two main service lines, and we take it across Ogden and Weber County.

What will you not do on an Ogden job?

No electrical, no plumbing, and nothing to do with decks. We tell you before booking rather than after.

How small an Ogden job is worth booking?

Small jobs are the point. A minimum charge applies to a visit, so the best value is stacking several items into one visit instead of booking them one at a time.

Do you repair plaster walls in older Ogden homes?

Often, and plaster and drywall have to be told apart first, because treating plaster as drywall is what makes a patch show. Send a photo and we will say honestly whether it is in scope.

How far into Ogden do you go?

The whole city sits inside our working radius, along with South Ogden, Riverdale and West Haven.

Can you take a list across several Ogden units or buildings?

Yes. Commercial property maintenance works the same way as a homeowner punch list, just at building scale.

What does a handyman charge per hour in Ogden, Utah?

Rates depend on the job. A single small fix, a stacked punch list and ongoing commercial maintenance each price differently, so we quote the actual work instead of a flat hourly figure. Send a photo or a list and you get an estimate before anything is booked, at no obligation.

What are some red flags when hiring a handyman in Ogden?

Watch for no license or proof of insurance, no estimate before work starts, cash only with no receipt, and vague answers about what is and is not in scope. We are a licensed Utah general contractor, the business is insured, and we tell you up front what we will not take on: no electrical, no plumbing, and nothing to do with decks.

What is the best way to find a good handyman in Ogden?

Read reviews, confirm the license and insurance, and get an estimate before anything is booked so there are no surprises. Our Google profile carries a 4.9 average, and nothing goes on our schedule until you accept the quote.
