Local knowledge

What South Ogden homes tend to need

South Ogden became known as the "City of Homes" after a housing boom in the 1940s, driven by its closeness to Hill Air Force Base and the Ogden Arsenal. By 1946 the population had passed 3,600, and in the 1950s the city grew by 150 percent. A good share of South Ogden's housing traces back to those two decades.

Houses from that period have had seventy years or more to settle, and the list that comes with age is familiar: doors that have dropped out of square, trim with open joints under layers of paint, wall cracks that return along old seams, and worn stair treads. A house of that age may have plaster walls or early drywall. We check which before quoting a patch, because the two do not repair the same way.

South Ogden also has an older population than its neighbors: 15.9 percent of residents were 65 or older at the 2020 census, against 11.2 percent in Ogden and 14.4 percent in North Ogden. Grab rails, stair railings and threshold work are part of the assisted living modifications we offer, and we do not take on electrical or plumbing as part of them.

Common home repair problems in South Ogden, UT

  • Settling in mid-century houses. Homes from the 1940s and 1950s growth have had decades to move, so doors drift out of square and cracks reopen along old seams.
  • Plaster or early drywall. Walls in older houses may be plaster rather than drywall, and a patch that treats one like the other tends to show.
  • Worn stairs and loose railings. With 15.9 percent of residents 65 or older, a loose railing or a worn tread is worth fixing before it turns into a fall.
  • Exterior caulk and thresholds. Snow in this part of Weber County usually falls from late October or early November into April, and meltwater finds failed caulk and open thresholds.
  • Rot at trim ends and porch posts. Older exterior wood softens where water sits against it, usually at the base of posts and the ends of trim runs.

If you are not sure whether a wall is plaster or drywall, a close photo of a damaged edge or an outlet cutout is usually enough for us to tell before quoting.

About the area

About South Ogden, UT

Daniel Burch and his family arrived in Brownsville, the settlement that became Ogden, in 1848, and in 1850 the area to the south was named Burch Creek in his honor. Burch built a gristmill near the source of the Weber Canal in 1852, in what is now Riverdale. For decades Burch Creek was farming country with several dairy farms, and there was little development until residential and commercial land investment picked up in 1890.

Burch Creek Elementary and Junior High School opened in 1897 as the first school in the area. By the 1930s Burch Creek was a farming community of about 800 people that needed more water, a sewer system, roads and sidewalks. Residents turned down annexation to Ogden several times, petitioned Weber County instead, and the town of South Ogden was established on July 6, 1936.

After the growth of the 1950s the city built a new municipal building with a fire station, and Washington Boulevard was widened to four lanes south of 40th Street. South Ogden covers about 3.7 square miles, and the 2020 census counted 17,488 residents and 6,912 housing units.

More about South Ogden

In 1934, a year of serious drought, the Federal Drought Relief Agency paid for a water supply line from Burch Creek Canyon. The first church building, the Ogden LDS 14th Ward, went up in 1925.

While Tyler was looking at my house he was professional, honest and upfront. During his initial consultation he quickly fixed my doorbell. Since then I gave him the key to my house and he worked on several of my projects that consist of Garage opener maintenance, installation of a new door, install of door locks and various items that I could not tackle.

Tyler is a great handyman. I had some trouble with my dishwasher not sitting right, which led to lots of trouble while loading/unloading it. He came in and within a few minutes knew what the problem was and exactly how to fix it. He's a very trustworthy and kind guy. I'd trust him to work at my house while I was away if I had a bigger project. 5 stars!

Tyler fixed the lock on my front door. He fixed the reclining gear on my couch. He changed out my dryer and was able to quickly identify and solve the electrical head not matching. Willing to trust that he could solve most any challenge encountered or quickly identify a solve in a home. Also, have confidence with his abilities as well as with vehicles.

Tyler has done a couple of different things for me. He is professional and does research to make certain he knows exactly what needs to be done to do the job correctly. I am finally confident that after four years and two prior repairs that my skylights will no longer leak. Plus he said if they do he will come back and fix them.

Tyler replaced a rotten wood bearing column on our front porch. He did a good job and was willing to explain what he was doing during and before the process. I appreciate the extra care he took in making sure the porch was level and the new post was secure. He did a really great job for us!
